A Florida quitclaim deed (sometimes misspelled “quick claim deed Florida”) is the fastest and simplest way to transfer interest in real property when no title search or warranty is needed. Unlike warranty deeds, the grantor makes no guarantees about clear title—only that they are transferring whatever interest they currently have (which could be 100% or nothing).
Common situations where my clients use a quit claim deed form Florida:
Source: Florida Statutes § 695.26 & § 689.02 – flsenate.gov
The template I provide works in every Florida county including:
No county publishes its own mandatory quitclaim form—Florida uses statewide statutory language (F.S. 695.26). My template includes the exact wording required plus optional enhanced life estate (“Lady Bird”) and joint tenancy with right of survivorship language when needed.

Step-by-step instructions I give every client:
Timeshares use the exact same form. Include the full legal description from your timeshare deed (week number, unit, resort name, and county). Most resorts also require their own resignation letter—happy to provide that template too.
Use exact wording: “JOHN SMITH and JANE SMITH, husband and wife, as Joint Tenants with Full Rights of Survivorship” or “as Tenants by the Entirety” if married.
My template includes optional Lady Bird language that retains full control during life while avoiding probate.

While thousands of Floridians successfully use quit claim deeds every year without attorneys, mistakes can cloud title for decades. When in doubt—especially with mortgages, homestead, or large estates—consult a Florida-licensed real estate attorney.
