A 30-day notice to vacate Kansas form is a written document from a landlord (or sometimes from a tenant) that terminates a month-to-month tenancy or provides notice at the end of a fixed-term lease that has no automatic renewal clause. Under Kansas law, for month-to-month tenancies, either party must give at least 30 days’ written notice before the end of the rental period (K.S.A. 58-2504 and 58-2518).
This is not the same as an eviction notice for non-payment or lease violations – those are typically 3-day or 10-day notices. A 30-day notice is a “no-fault” termination when you simply want the tenant out and they’ve done nothing wrong.

Do I have to give a reason?
No. Kansas is not a “just cause” state for private landlords. You can terminate a month-to-month tenancy without stating a reason.
Can the tenant fight a 30-day notice?
They can refuse to leave, forcing you to file eviction, but they rarely win if the notice was properly served and they are truly month-to-month.
What if the lease says 60 days?
The lease controls. Always follow the longer notice period.
