An Illinois 10 day notice to quit (sometimes called a “10 day demand for rent” or “10 day notice for nonpayment”) is the required first step before filing an eviction lawsuit for unpaid rent under the Illinois Compiled Statutes 735 ILCS 5/9-209. The tenant has exactly 10 calendar days after being served to either pay the full amount owed or vacate the premises. If they do neither, the landlord may file a forcible entry and detainer action on day 11.
Chicago landlords: this same 10-day notice applies city-wide under the Chicago Residential Landlord and Tenant Ordinance (RLTO) § 5-12-130(a) and does not conflict with the statewide statute.
You cannot use the 10-day notice for lease violations, unauthorized pets, or guests – those require a 10-day notice to comply or quit under 735 ILCS 5/9-210 (different form).

No. Electronic service is only valid if the lease specifically allows it for legal notices.
Do weekends and holidays count in the 10 days?
Yes. Illinois counts calendar days, not business days.
What if the tenant pays on day 9?
You must accept full payment and the lease continues. Partial payment does not stop the clock unless you agree in writing.
Can I use this notice for Section 8 tenants?
Yes, but you must also send a copy to the housing authority and demand only the tenant portion unless the HA is late.
