Most landlords prefer a reusable monthly rent receipt template. Once you fill in the static fields (your name, property address, rent amount), you only change the date, receipt number, and payment method each month. Tenants love getting the same professional format every time.
Landlords report rental income on Schedule E (Form 1040). The IRS can ask for proof of income during an audit — bank deposits alone are often not enough if you also accept cash.
