In my decade-plus of drafting private-sale documents for clients across the United States, the single most requested template is a clean bill of sale without warranties – commonly called an “as-is” bill of sale. Whether you are selling a used car in Kentucky (where “as-is” is the default for private sales), transferring a vehicle in Arkansas with no dealer involvement, or simply moving any personal property nationwide, an as-is no warranty form protects the seller from future claims while giving the buyer clear notice that no guarantees are made.
In this comprehensive guide I provide my battle-tested, attorney-reviewed as is warranty form that you can download and use today – completely free. I also explain when and why you need it, state-specific rules (especially Kentucky used cars “as is” no warranty laws and Arkansas private sales), and exactly how to fill it out correctly.

An as-is no warranty bill of sale is a legal document that transfers ownership of personal property (most commonly vehicles, boats, motorcycles, RVs, trailers, and equipment) from seller to buyer while explicitly stating that the item is sold in its current condition with no promises about quality, operability, or fitness for any purpose.
The key language usually reads:
“The seller provides the property ‘AS IS’ and makes NO WARRANTIES, express or implied, including but not limited to the implied warranties of merchantability and fitness for a particular purpose.”
This language is what legally disclaims the implied warranties that would otherwise exist under the Uniform Commercial Code (UCC) § 2-316(3)(a) in most states.
From 2015 to 2025 I have seen thousands of post-sale disputes that could have been prevented with a proper car sale as is contract template. Common scenarios include:
Without clear “as-is” language in writing, many states allow buyers to argue an implied warranty existed. A signed as is warranty form is your strongest defense.
Kentucky is one of the strictest states for private sellers. KRS 186A.540 and 601 KAR 9:270 require private sellers to provide a properly completed bill of sale, and Kentucky courts have repeatedly upheld that private sales are “as-is” unless the seller expressly gives a warranty. Using my Kentucky-specific version of the KY used cars as is no warranty template satisfies the Motor Vehicle Commission and protects you in small-claims court.
Arkansas Code § 27-14-912 states that private sales of vehicles do not carry implied warranties when proper disclosure is made. My Arkansas as is no warranty template includes the exact language Arkansas DMV examiners look for when the buyer applies for title.

Yes – if you intentionally concealed known defects or committed fraud (e.g., rolled back odometer). The as-is clause protects against “it broke later” claims, not fraud.

Remember: This is not legal advice. State laws change and your situation may have unique factors. When in doubt, spend the $100–$200 to have a local attorney or title service review everything. It’s cheap insurance compared to a $5,000 small-claims lawsuit.
Safe selling!
