In Arizona, the official term is “Notice to Terminate Tenancy” under A.R.S. § 33-1375. Landlords commonly call it a 30 day eviction notice AZ or AZ notice to vacate. This written notice informs a tenant that the landlord is terminating a month-to-month rental agreement or a fixed-term lease that is expiring, and the tenant must move out within 30 calendar days.
Unlike “pay or quit” or “cure or quit” notices that give tenants a chance to fix a violation, the 30-day notice is a no-fault eviction notice in Arizona. The landlord does not need to provide a reason (with limited exceptions for subsidized housing).
Arizona law allows landlords to issue this notice in the following situations:
