Clearly list the full address (including unit number) and describe parking spaces, storage lockers, etc. Chicago requires the landlord’s exact legal name and address for service of process.
Most Chicago leases are 12 months, but month-to-month is common. If the lease automatically renews or goes month-to-month, you must include the exact language required by 5-12-130(i) of the RLTO.
Specify the exact day rent is due (usually the 1st). Late fees cannot exceed $10 on the first $500 + 5% on amount over $500, and can only begin after the 5-day grace period (per state law).
Illinois law requires landlords with 25+ units to pay interest on deposits held over 6 months. The 2025 Chicago interest rate is 0.01% (source: City of Chicago Comptroller – updated annually). The template already includes this rate and calculation language.
