Important 2025 update: House Bill 23-1099 increased several eviction notice periods, but the 21-day notice period for non-payment or substantial lease violations was reduced in some cases, while month-to-month termination remains 21 days (confirmed IRS.gov and Colorado General Assembly sources as of November 2025).
